These days we are far too quick to dismiss ‘old school values’ as somehow irrelevant to our modern world. However, honesty, dependability and reliability are three of the most important qualities you should be looking for when considering your next home, especially if you are buying off the plan from a developer.

The three homes at 22 Hoskins Avenue, collectively known as Hillsborough Bay Villas is Newhaven’s latest venture, and they are pretty excited with what they have to offer. “For the right buyer, these homes are perfect,” says Newhaven’s Director, Fraser Heaven. “Where else in Hillsborough can you buy an architecturally designed, 140m2 to 250m2 3, 4-5 bedroom home – that’s not brick-and-tile or weatherboard.” He has a point.
Hoskins Ave is a tightly held, no-thoroughfare street that runs along the top of a ridge with easy walking access to the picturesque Taylors Bay and Granny Bay on the Manukau Harbour. It has a similar, private feel to some of the more affluent harbourside streets of Westmere or Point Chevalier, yet is just a few minutes drive to the South Western Motorway that will have you in the airport in under 15 minutes and the city centre in just a few minutes more. But that’s not the prime reason you’d want to live here – it’s just a good, solid, reliable area with great neighbours and great schools. It’s as simple as that.
The site has wide-spread views over the Manukau Harbour to the west, and is fringed on its eastern flank by native bush and views out to the Coromandel. For their design, Newhaven engaged architect Vaughan Davies from Architectural Room to individually craft each house to both maximise the views and, most importantly, make the most of the northerly sunlight. This is not a cookie-cutter development. However, there is a consistent design language and theme that runs through all the designs.
The vertical battened cladding, finished in a quality Resene paint rather than stain (which will need regular attention), is a good example of this ‘design language’, visually connecting the exteriors of all of the homes and creating a sense of community in this private enclave. This quality and attention to detail continues inside the homes, with full suites of Fisher & Paykel appliances and top quality composite stone benchtops in all the kitchens, the latest engineered hardwood-type flooring in all the common areas, underfloor heating in the tiled bathrooms, and high-quality fixtures and fittings throughout, plus full fibre connectivity.
The floor areas of the homes range from 150-240 square metres (not including the 20-28sqm patios), with three to five-bedroom configurations available – so plenty of options for every family dynamic, including multigenerational living.
Although the look and the form of the exteriors of all three houses are now set, Newhaven welcomes customer input and is happy to work with them to create an interior that best suits their individual needs. “It could be more, or less, bedrooms, it could be adapted for an older family member, or for a teenage hangout. You can choose your colour scheme, too. We have a colour palette chosen by the architect, and these three homes will be finished using those options unless altered by the purchaser.
The homes at Hillsborough Bay Villas are aimed at (but not exclusively) the larger family unit looking for a solid, well-built modern home. Families who want a choice of good schools for their children and who have strong family values and neighbourly ties.
